Since last week we have sold 1/6 Grove Street, The Wood, Nelson.
Although it was small and a little dated, the location was superb and the two offers we had were well over $400,000 – a clear recognition of the value of a location that is – at worst – two minutes’ walk to Nelson’s CBD.
We have a new inner city listing and we can bring you the details next week, but if you’re shopping in the mid $600,000s and looking for a two bedroom villa with a spacious double garage, please give us a call asap.
Have a great week,
This is almost the last week to get your property listed for me to take to the UK in March if you are wanting exposure to buyers there as well as the local market – please call me if you would like to talk about how we can help you in that regard.
Since last week we have sold 12 Tollemache Street, Richmond – a charming brick home that took our buyers’ eye as soon as it was listed – we wish both buyers and sellers our hearty congratulations.
1/6 Grove Street, The Wood, Nelson and just along the same road, 4 Rosa Cristina Way (off Grove Street) both have open homes this weekend. At opposite ends of the price spectrum, they both enjoy a great central city location, and both are built with low maintenance in mind.
We look forward to seeing you there – have a great week.
Hot on the heels of my comments over the last few weeks about the state of the market is the following – since the 1st December last year our own sales team has sold six properties in the $2.0 m + price range.
The upper end is always the first to falter if there’s a settling of the market, but the strength of the market at this end is consistent with a continuing, firm market in this city, as we’ve been saying all year. Last week, QV released a report talking about this, and you can read it HERE
Our first open home at 1/6 Grove Street, Nelson is this week, and we look forward to seeing you if you want an entry-level home or popular investment property very close to town.
Have a great week.
The big news of course is my impending selling trip to the UK – if you’re wanting a good price for your property this adds an extra opportunity to achieve that in a way that no other company can offer. In the 10 years I’ve been doing this, the only other agent in New Zealand that I’ve seen pull this off successfully has been a Bayleys agent in New Plymouth.
Here’s a link to a very interesting article by Tony Alexander, the BNZ’s chief economist, about whether we are in a bubble market or not. This is an excellent, fact-filled 5 minute read. A very important read if you’re contemplating buying.
Our new listing today is a brilliantly located 2 bedroom unit in Grove Street, in Nelson’s Wood. Just across the river from the Information Centre and the well-renowned River Kitchen Café, this is an awesome entry-level and investment property that we expect will be popular. Parts of the interior are a little dated, which allows a new owner to put their own special stamp on the home of their dreams.
Have a great weekend.
Not a lot to talk about this week, except to reinforce what we covered last week – if you are a potential seller in Nelson and want your property represented by me in the UK in March, please call me now and we can talk about the options available to you.
Before reading about our new listings below, if you are in the UK, I will be making my annual trip to work at UK immigration expos in March.
As well as talking about homes, I will be representing Migrate2Nelson which is a service designed to help make your move to our sunny shores as stress-free as possible.
Migrate2Nelson offers Immigration assistance, job search, rental properties, banking, insurance, UK pension transfer assistance, banking, legal and accountancy to name a few.
Conventionally I work at immigration expos in the UK, plus I meet with Ex-pat Kiwis and also those wishing to move to NZ.
If you are overseas reading this, and wish to catch up to discuss any of the services that Migrate2Nelson offers, please contact me as soon as possible. My diary fills up pretty quickly. You can find out more about their services in the link to the right of this page.
Last week I gave my opinion about Nelson house prices. Not long after that, there was an article in the paper about the same issue. It’s short and to the point and worth a read. If you’re in Nelson – have a great week and keep the sunblock handy.
