We like think that when you talk, we listen – and what we’re hearing is that more of you would like to come in to the office on a Saturday morning to talk about real estate – either as a buyer or a potential seller. So….we are now going be open on Saturday mornings, and to make your visit even more memorable we’ll be putting on the coffees (or tea), and have some morning tea nibbles on hand.

Since last week we have sold 6 Di Pierri Way, Nelson, and 185 Bridge Street, Nelson.
The sale of 6 Di Pierri reminded us that this business is almost never about “The Bricks and Mortar” – one of our vendors here has lived on this land for 80 years, and when she closes the door on the property for the last time, she will leave a multitude of memories. However the home will be in good hands with the new owners, and we want to congratulate both parties.
185 Bridge Street was another interesting sale – zoned “Inner City Fringe”, owners are able to use it for residential, commercial, or both, and as it’s two doors down from the sparkling new café/HotHouse Office/accommodation, we see this part of town turning into an up and coming part of the city right before our eyes.
The shortage of good listings on the market is unprecedented in my 21 year experience, and so if you are even remotely thinking of selling and taking a premium sale price for your property, please do call me as soon as possible.
For those of you overseas reading this, New Zealand has just had the three day Labour Weekend – usually the weekend when we get our summer vegetables into the garden, dust off the boating gear in preparation for a summer’s fishing, and start working on our tans.

We have just received the REINZ sales stats for the month of September, and they make interesting reading.
For the first Spring in many years, the sales volume is down. This is a direct result of the lack of supply – i.e. listings. This is what is keeping prices firm, and this is the second Spring in a row where supply has been restricted.
The sales volume for Nelson in September was 67 houses, as against a monthly average of 80-100.
The other interesting feature of the last month’s stats has been the number of sales over $1,000,000 – 10 in the Nelson/Richmond area, and one over $2,000,000.
This is more than double the monthly average.
As I’ve mentioned in previous weeks, if you have been waiting to time the sale of your property for a favourable time in the market, this would appear to be the time. Call me if you wanted to discuss the sale of your own property.

Today’s email to you was going to be about our new listing in Muritai Street, but as we got the sign up the property sold.
As the market continues to tick along at a steady pace, regardless of what is or isn’t happening in the political arena, we are still seeing strong demand for well-presented properties, regardless of their price range.
If you are thinking of selling, and want to be sold before Christmas, I ask that you call me sooner rather than later so we can work through a sales strategy with you that suits you best.

This week we have another of our listings under conditional contract to the best of five offers, and this means we are getting seriously short of good stock to sell.
