We have just received the REINZ sales stats for the month of September, and they make interesting reading.
For the first Spring in many years, the sales volume is down. This is a direct result of the lack of supply – i.e. listings. This is what is keeping prices firm, and this is the second Spring in a row where supply has been restricted.
The sales volume for Nelson in September was 67 houses, as against a monthly average of 80-100.
The other interesting feature of the last month’s stats has been the number of sales over $1,000,000 – 10 in the Nelson/Richmond area, and one over $2,000,000.
This is more than double the monthly average.
As I’ve mentioned in previous weeks, if you have been waiting to time the sale of your property for a favourable time in the market, this would appear to be the time. Call me if you wanted to discuss the sale of your own property.
Enjoy the long weekend ahead – stay safe and break out the sun-block.
Today’s email to you was going to be about our new listing in Muritai Street, but as we got the sign up the property sold.
As the market continues to tick along at a steady pace, regardless of what is or isn’t happening in the political arena, we are still seeing strong demand for well-presented properties, regardless of their price range.
If you are thinking of selling, and want to be sold before Christmas, I ask that you call me sooner rather than later so we can work through a sales strategy with you that suits you best.
Have a great week and enjoy the onset of Spring.
Since last week we have sold 26 Dawson Road, Mapua to the best of three very competitive offers.
This week we have another of our listings under conditional contract to the best of five offers, and this means we are getting seriously short of good stock to sell. If you are thinking of a move and would like to discuss being sold and cashed up before Christmas (yes, it’s coming soon), please call me urgently.
That’s all for this week – have a good one.
For those of you reading this in the Nelson region, our team is working at the Home and Garden Show at Saxton Field this Friday, Saturday and Sunday.
There’s is an excellent prize up for grabs – the Bayleys team are offering a free tradesman for the day from Trade Central – a Nelson-based trade services team who have almost every trade you’ll need – plumbers, gas fitters, sparkies, builders, gib-stoppers, painters, handyman, tilers and way more.
Fill in the entry form at the Bayleys stand, and you’re into the draw for a free tradie – the last two years’ winners were delighted with the prize and you will be too if you’re the lucky one who collects the prize.
If a FREE tradie for a day is not your thing, there is also a draw at the Bayleys stand for a free property shoot when you list your property for sale with us.
Winners will be announced next Tuesday.
Have a great week and enjoy this gorgeous Spring weather.
For those of you who are selling your homes soon, the FREE advertising that I’m offering on our Spring auction campaign is so unprecedented that one of the vendors I signed up today couldn’t believe their luck – they kept asking me in slightly amazed tones “So the advertising really is free, isn’t it?” – I was able to assure them that yes, I’ve never done this before, and yes, it really is FREE.
I have a few places left on the auction programme – if you haven’t sold with me through auction before, I’d really welcome the opportunity to share with you some of the amazing successes we’ve had over the last 20 years with auction sales.
Please call me asap if you’d like to be sold for a premium and cashed up well before Christmas.
Have a great week and enjoy this Spring weather.
Since last week we have sold 15 The Cliffs, Nelson to the best of three offers. This is a gorgeous home and we wish the new owners as much pleasure living here as the outgoing owner has enjoyed.

It is a versatile building – freehold, lots of off-street parking, in very good condition inside and out, and able to be used solely for residential, commercial, or a mix of both.
6 Di Pierri Way, in Nelson’s Wood has an open home this Sunday, and if you’re looking for a contemporary, inner city home of high quality, we would love to welcome you along.
