Moving on Up in Nelson 29/02/2012

Since last week 53 The Cliffs, on Nelson’s Port Hills, and 114 Parautane Way at Wakapuaka, north of Nelson have both sold unconditionally.

Our new listing this week is at 12 Aratia Way, Richmond.  This is set in a tranquil cul de sac of fine homes at the southern end of Richmond, and the pleasant neighbourhood is enhanced by a children’s playground two doors away from this house, where there’s plenty of space for kids to kick a ball and fly the occasional kite.

As today is the last day of February its appropriate to reflect on the real estate year so far.

In 15 years in this business I can’t remember a busier start to the year and the $7 million in unconditional sales completed by our team so far this month alone confirms our view that 2012 appears to be showing a sustained lift in demand for good quality homes.

Another interesting trend is that many of the purchasers we have dealt with so far this year, are cashed up and doing their due diligence on properties before making what is in most cases, a clean and unconditional offer.  This is in contrast to recent years when many offers contained a raft of conditions. I don’t yet know what to make of that trend but certainly the offers are more palatable to vendors in the event that the offer price is a little lower than expected.
