Moving on up in Nelson 09/05/2012
We are seeing some exciting new homes on the open home schedule this week, including 7 City Heights, Nelson (off the top of Cleveland Terrace), 3 Victoria Road, Nelson (off Wakefield Quay), and 3D Hill Street, Richmond (the Nelson end of Hill Street).
City Heights is a fantastic place to be, whether you’re a visitor or the owner. It is the same elevation as the Centre of New Zealand, which you look out to when standing on the deck of this modern home. You have an acre of land, well landscaped into an easy-care, low maintenance garden. Scrumptious sun is yours all day long, and your land behind you shelters you from any Southerly winds.
Victoria Road offers you the opportunity to ‘live in the view’. The Cut is straight out the bifold doors and when a ship comes into port it seems to fill your view as it motors through The Cut. This is another home where the maintenance on the house and grounds is pretty minimal.
Hill Street offers 1.7 hectares and bit of both worlds – big enough to feel like you’re in the country, and yet close enough to Richmond’s facilities for the kids to be able to walk or cycle to school, the Aquatic Centre, and Saxton Field’s sports grounds. The house is pretty spectacular and for those of you with a requirement for lots of undercover parking, it has 3 car garaging plus a large boatshed/workshop.

Each week we pick a street from Richmond, one from the Port Hills, and one from Central Nelson and list the sales in the street for the preceding 5 years.
When a street that is of interest to you comes up, just click on the link and it will take you to the appropriate list of sales.
We can go back 20 years but your feedback indicates that the last 5 years is of greatest interest.
Which brings me to my final point – if we do look back 20 years we see how the value of properties in a street, and sometimes the same property, has increased in sale price year on year. Yes, of course we have some years where value falls back a little, but the laws of supply and demand ensure that the increasing number of people in this city and the dwindling supply of available land will see a steady increase of value over time.
